Chapter 14 - The Chancery Ambush

Chancery Courtroom 4B smelled of old paper, polished mahogany, and institutional authority. Victoria Sterling sat at the primary plaintiff’s table, flanked by three senior litigators and Cassidy Voss, who sat holding an embossed leather binder with the calm confidence of a woman who believed she was untouchable.
Judge Whitmore adjusted his half-moon spectacles, looking down from the bench. “We are here to consider Sterling Capital’s motion for an immediate injunction halting construction on the Harbor View development due to unresolved utility easements.”
Victoria’s lead counsel stood up, delivering a polished, aggressive twenty-minute argument detailing the chain of title, framing Sutter Development as reckless operators attempting to bypass legal covenants. Throughout the presentation, Cassidy offered smug, patronizing smiles toward Mara across the aisle.
When the defense was called, Elena Vance stood up. But instead of approaching the podium, she stepped aside.
“Your Honor, Managing Director Mara Hale will present the defense’s primary evidentiary objection,” Elena announced.
Victoria let out a soft, audible scoff. Cassidy smirked, leaning back in her chair.
Mara walked to the podium. Every step on her prosthetic leg was measured and firm. She adjusted the microphone, her eyes locking directly onto Cassidy Voss.
“Your Honor,” Mara began, her voice ringing clear and authoritative through the high-ceilinged chamber. “The plaintiff’s entire claim relies on an easement assignment document executed on November 14th of last year, brokered by Ms. Cassidy Voss as an authorized representative of Voss Global.”
“That document is fully notarized, Your Honor,” Victoria’s lawyer interrupted impatiently.
“It is,” Mara agreed smoothly. “However, what Ms. Sterling’s counsel has failed to disclose—or perhaps did not know—is that on November 12th, forty-eight hours before that transaction occurred, Ms. Voss signed a federal proffer agreement with the United States District Attorney, placing all assets of Voss Global under emergency federal conservatorship.”
Cassidy’s smirk vanished instantly. The color drained from her face.
Mara placed a certified federal docket printout onto the evidence clerk’s desk. “Under Section 1001 of Title 18, Ms. Voss had no legal authority to assign, sell, or monetize any asset linked to the Sutter holdings. In doing so, she committed federal wire fraud and actively violated the terms of her non-prosecution agreement.”
Judge Whitmore’s eyebrows shot up. He leaned forward, inspecting the federal document handed up by the clerk. “Is this authentic, counsel?”
Victoria’s attorney scrambled through his papers, his hands visibly shaking as he turned to whisper furiously at Cassidy. Cassidy was staring at Mara in sheer, unadulterated horror, her chest heaving with shallow breaths.
“Furthermore,” Mara continued without missing a beat, “we have submitted the digital server logs demonstrating that the purchase funds from Sterling Capital were wired directly into an offshore account in the Cayman Islands held under Ms. Voss’s mother’s maiden name.”
Victoria Sterling stood up abruptly, knocking her leather chair back against the railing. “What is the meaning of this, Cassidy?”
Cassidy couldn't speak. Her mouth opened and closed soundlessly.

“The meaning, Victoria,” Mara said with deadly precision, “is that Cassidy didn’t sell you an easement. She sold you a federal indictment.”
