Chapter 3

By noon the following day, the peaceful facade of the gated Pinecrest community was completely shattered. Arthur Vance arrived at the estate not in a grand, flashy limousine, but in a modest black sedan, holding a thick leather briefcase that carried decades of legal authority. Standing at six-foot-two with snow-white hair and a stern face, Arthur looked every bit the formidable attorney who had dominated high-stakes courtroom battles in Chicago.
I met him at the edge of the driveway, wrapped in a heavy winter coat that Arthur had brought for me. Together, we walked up the polished stone steps toward the grand double doors of the mansion. I didn't knock politely like a forgotten servant this time; I used my own copy of the front door key and pushed the entrance wide open.
The loud clatter of our heavy boots on the pristine white marble foyer echoed throughout the high-ceilinged entrance. Brenda, who was sitting in the formal parlor sipping imported green tea with two prominent members of the local country club, immediately leapt to her feet in horror.
"What is the meaning of this?!" she screeched, her voice cracking as she saw the mud-stained coat I was wearing. "Frank, I told you that you are forbidden from stepping into this section of the house! And who is this trespasser you brought into my home?!"
Arthur didn't flinch. He stepped forward, calmly pulling a stack of legal documents from his briefcase and setting them down heavily on the glass coffee table right in front of Brenda’s wealthy guests.
"My name is Arthur Vance, senior partner at Vance & Associates," Arthur said, his voice echoing off the vaulted ceiling like a judge's gavel. "And unless you want your afternoon tea party interrupted by a squad of police officers executing an emergency injunction, I suggest you shut your mouth and listen very carefully, Mrs. Dawson."
Brenda’s face turned pale, her eyes darting between Arthur’s imposing frame and the legal documents resting on the glass table. Her high-society friends quickly gathered their designer purses, muttering nervous excuses as they hurried out the front door to escape the impending scandal.
"Brian! Brian, get down here right now!" Brenda shrieked up the winding staircase, her sugary voice completely replaced by pure panic.
Brian came rushing down the steps, pulling on a blazer as he hurried into the foyer. "What the hell is going on here?" he barked, pointing an angry finger at me. "Dad, I thought we made it crystal clear yesterday that your behavior is ruining this family! Who is this man?"
"I am the legal counsel representing the majority capital provider and legal co-owner of this property," Arthur announced calmly, leaning against his polished walking cane. "Mr. Frank Dawson."
Brian let out a harsh, mocking laugh. "Co-owner? Don't be ridiculous. My father gave us a gift to help us secure the down payment. He's a dependent living under my charity. He signed the papers as a secondary co-signer just so the loan would clear!"
"Is that what you told yourself to justify locking your own father in a tool shed and blasting him with cold water like a wild animal?" Arthur asked coldly, pulling a tablet from his bag and playing the video clip that the delivery driver had posted online earlier that morning.
The footage was brutal and clear. It captured Brian screaming insults while holding the garden hose, Brenda laughing heartlessly on the porch, and me trembling in the freezing mud on my knees. The video had already gathered over two hundred thousand views on social media, tagged with the location of the Pinecrest estate.
Brian’s face drained of all color as he watched the video play. "Where... where did you get that?" he stammered, his confident posture collapsing in an instant.
"It's viral, Mr. Dawson," Arthur replied with a cold, terrifying smile. "The entire tri-state area is currently watching you torment an elderly meatpacking veteran who funded your entire lifestyle. But public embarrassment is the least of your concerns today."
Arthur tapped the stack of papers on the table. "Under Iowa property law and the specific terms of the joint tenancy deed you signed with your father, Frank holds equal rights of access, possession, and occupancy to every single square foot of this house. By forcibly restricting him to an unheated outdoor shed, you have committed unlawful eviction, elder abuse, and breach of fiduciary duty."
"You can't do this!" Brenda yelled, her voice trembling with rage. "This is our dream home! We pay the property taxes!"
"With what money, Mrs. Dawson?" Arthur countered sharply. "Your husband’s corporate salary barely covers the monthly interest payments on his hidden credit lines. In fact, according to the bank records we subpoenaed this morning, Frank’s retirement savings represent eighty-five percent of the total equity in this house."
Arthur stepped closer to Brian, looking him dead in the eye. "So here are the terms of our initial motion: Effective immediately, Frank is moving into the master bedroom suite on the main floor. You and your wife will vacate the upper quarters whenever he is present in the common areas. Furthermore, we are filing a formal petition for judicial partition by sale. We are forcing the sale of this entire estate at public auction to recover Frank’s $380,000, plus interest and punitive damages for elder abuse."

Brian looked like he had been struck by lightning. "A forced auction? No! That will destroy my credit! The firm will fire me if they find out I'm involved in a public lawsuit over elder abuse!"
"Then I suggest you start packing your bags, Brian," I said quietly, stepping forward and looking my son directly in the eye for the first time in months. "Because the old man from the meatpacking plant is done taking your orders."
